Marietta, Georgia History and Real Estate

Georgia has a very rich history.  It was one of the original thirteen colonies was the fourth state to ratify the United States Constitution on January 2, 1788.  On January 21, 1861, Georgia declared its secession from the Union along with six other states.  These were the original seven Confederate states.  Georgia was the last state to be restored to the Union on July 15, 1870.

Georgia is ranked 24th in size among the 50 U.S. states.  In terms of land area, this makes it the largest state east of the Mississippi River.  With an estimated population of 9,685,744 in July of 2008, it is the ninth most populous state.  Georgia also had 14 counties ranked among the nation’s 100 fastest growing counties.  This makes it one of the fastest growing states in the United States.

Marietta is the county seat of Cobb County.  According to the 2000 census, the population of the city was 58,748.  This makes it one of metro Atlanta’s largest suburbs. The Marietta, Georgia real estate market is beginning to rebound from the economic recession.  The median sales price of a home for sale in Marietta, Georgia for September through November 2009 was $166,676.  This is a decrease of 2.8% when compared to the median price for the same time period in 2008.  Certain areas of Georgia that are rebounding faster than other areas and Marietta, Georgia is one of these areas.

The classic dilemma for many homeowners is whether to buy or sell first.

There is no “right” answer. It depends on your specific circumstances and finances.

Most homeowners agree that it’s more prudent and less stressful if you sell your existing home before you buy a new one. However, if a great buying opportunity presents itself, you might consider buying first.  Then, you can be more aggressive in selling your current home knowing you have already secured a good deal on the buying side.

If you sell your current home first but haven’t found the right new home, you may need to rent for a period of time until you find the right home.  Having cash in hand is always an advantage and may allow you to negotiate better terms since you are now waiting for your other home to sell.  No one wants to move twice but sometimes it can have an advantage.

Be realistic. There are no perfect homes. Decide what’s most important to you, and make sure you find a home that has the essential features that you require. Be prepared to compromise on some of the items on your wish list in order to get others.

Marietta, Georgia Named 4th Best Value in US to Buy A Home

The “Today Show” in New York this morning called Marietta one of the top 4 places in America for house hunting to get the most bang for your buck. They also mentioned the city’s Gone With the Wind Museum and called it the pride of the community.

The top three were: 1) Sarasota, FL; 2) San Francisco, CA; and 3) Lansing, MI.  These rankings were based on where you can get the best “bang for your buck” in home value.

Marietta, Georgia Fourth of July Parade and Events

Fourth of July Celebration

Marietta, Georgia - July 4thThe city of Marietta’s Fourth in the Park celebration begins July 4 at 10 a.m. and includes a parade, free live concerts, museum tours, arts and crafts show, food, carnival games and fireworks finale.

The Marietta Freedom Parade includes 110 entries, 2,000 participants and an estimated 30,000 spectators.

The parade begins at 10 a.m. at Roswell St. Baptist Church and travels west on Roswell Street, north on E. Park Square past Glover Park and the Square, down Cherokee Street and ends at North Marietta Parkway.

Entries include marching units from the city of Marietta, Air National Guard Band of the South, civic organizations, beauty queens, scouts and local businesses.
